Hi, my name is Graham Irwin. I own and manage a one stop shop Pre-Purchase Property Inspection business in Howard Springs, carrying out property inspections from Darwin City to the rural area.

My inspections cover building, electrical, air conditioning, plumbing, gas fitting and pest inspections in just one phone call and one appointment.

My inspections are independent and transparent with no conflict of interest as I do not offer quotes to buyers or repairs on any properties I inspect.

 

Our Services

In order to carry out a building inspection of the property and ensure the inspection complies with Australian Standards AS 4349.1 I will:

  • Foundation is structurally sound
  • Building conforms to Australian building code
  • Doors and windows can open and shut
  • Loose or damaged roofing and flashings
  • In-roof and under-floor crawl spaces are structurally sound
  • Fences and retaining walls are structurally sound
  • Garages, carports, and garden sheds are structurally sound
  • Surface water drainage around property and driveways

In order to carry out an electrical inspection which will comply with Australian Standards AS/NZS 3000.2007 I will:

  • Check the Building Advisory Services file for current Certificates of Compliance to ensure all details align with the existing installation.

  • Check the meter box, main switchboard and sub-boards if existing for correct installation as per AS/NZS 3000:2007 and local Jacana Energy requirements.

  • RCD’s (safety switches) will be trip tested to ensure compliance with AS/NZS 3000:2007

  • Check power points and light fittings, Fans for correct operation.

  • Check air conditioners for correct electrical connections.

  • Check smoke alarms for correct installation in accordance with NT Fire Services, NT Government regulations, AS 3786 and BCA part 3.7.2

In order to carry out an air conditioning functionality and serviceability inspection I will:

  • Visually check outdoor condenser units for condition if accessible.

  • Visually check indoor units by removing filters and inspecting condition of condensing coil.

  • Test air conditioner for correct operation using remote control.

  • Electronically test for wind speed and temperature produced by indoor air conditioner units.

  • Provide servicing recommendations on conclusion of inspection.

In order to carry out a plumbing inspection of the property and ensure the plumbing installation complies with Australian Standards 3500:2015 I will:

  • Check the Building Advisory Services files for your property to make sure the Plumbers and Drainers Self Certification of Compliance is on file and correct as the property may not have required certificate at the time of construction.

  • Check the installation of plumbing fixtures, hot and cold water reticulation and plumbing drainage to make sure they comply.

  • Check condition of tapware and fixtures.

  • Check hot water system, dishwashers and washing machine facilities for correct installation.

In order to carry out the gas fitting inspection in accordance with Australian Standards AS/NZ 5601:2013 I will:

  • Check the Building Advisory Services files for your property to make sure the Gas fitting Self Certification of Compliance is on file and correct.

  • Check gas appliances for correct installation and location.

  • Check gas bottle installation and location.

  • Check gas piping installation, location and condition.

  • Check gas compliance plate is compliant.

  • Check the Building Advisory Services files for your property to make sure the Gas fitting Self Certification of Compliance is on file and correct.

Inspections are carried out as per AS 4349.3 -2010

  • Every year many buildings in Australia are damaged by fungal decay (rot), wood-boring insects, by subterranean termites (the latter are also commonly but incorrectly called ‘white ants’) or other timber pests.

  • Persons who wish to purchase or maintain a property that includes timber structures may require advice to determine whether the pests are or have been present in the building, there is heightened risk of timber pest presence, or there is damage caused by timber pests.

  • A uniform system of inspection will help to ensure that all inspections meet a minimum acceptable standard.
